CAN I SEE THE PROPERTY BEFORE I APPLY?

Prior to applying you are able to view our properties via a 360 virtual tour. Along with the virtual tour we supply ample photos and a detailed description. Once your application has been processed and approved we will reach out to schedule an in person showing. You can also call our office to ask us any questions you may have.

What is your minimum credit score?

We do not have a minimum credit score requirement. We look at your credit report as a whole when evaluating an application. We review your credit score, past due balances, payment history, bad debt, collections items, bankruptcy, etc.

I see a property that I am interested in. What should I do?

Please click the “current listings” tab, find the property you are interested in and click “apply now” to begin the application. You need to submit 2 months of taxable, verifiable income in the form of paystubs. Tax documents may be used to verify income only if you are self-employed for over a year. Everyone living in the property over 18 years of age needs to submit an application. We only schedule in person showings for approved applicants.

What are your qualifications?

We look at your net income considering your debt load to be 2.5 times the rent amount. We will evaluate using a debt to income ratio. We also look at your credit report, criminal background, previous landlord history and references in determining if you are qualified for a property.

Who has to apply? Why do you need an application from everyone 18 and over?

All adults 18 years of age or older who will be living in the property must apply. Everyone has a unique credit history, criminal background history, and potentially different landlord history that needs to be evaluated individually.

If my income doesn’t qualify can I switch my application to a lower rent property?

Yes, as long as you meet all of our qualifications, your application can be applied to another lower rent property for consideration.

What do you look for in a background screening?

We are concerned with crimes involving harm to other people, drug related crimes, and felonies. A history of repeated offenses can also be a reason for denial.

If I am denied for one property with GMPS can I apply for another one?

Our criteria is the same for all of the properties we rent. If you are denied due to credit, criminal background, previous landlord history for one property, that would apply to all of our properties. If you did not meet the income qualification for one of our properties you may meet the income requirement for another one of our properties that rents at a lower rate.

If the property I applied for gets rented can I switch my application to another one of your properties?

Yes, if you apply for a property and it is rented to someone else, we can switch your application to another available property. Applications are good for 30 days.

How long will it take for a determination?

It can take several days to get the criminal background screening and landlord verifications back. The best way to speed up the process is to make sure that you supply the most recent 2 months of paystubs as requested. When we have to track down requested documents it can make the application process longer.

Can I use my Zillow application?

No, we do not accept any applications other than our application.

Please be careful when on these platforms as there are many scams out there. We suggest you view our listings and apply directly on our website.

Can I use a co-signer?

All applicants must qualify on their own without a cosigner. We allow a cosigner only in the event that an applicant meets all other criteria but does not have any credit score or credit history, or if an applicant is a first time renter with no landlord reference. In these instances, an owner may also require a month to month lease, or a double deposit to be paid at move - in.

If I am not approved is my application fee refunded?

No, application fees are nonrefundable and are used to pay for credit reports, criminal background screening reports, income verification, and the time to process your application.

Do you accept section 8?

All section 8 properties would be specifically listed as such in the marketing description. If it doesn’t specifically say section 8 approved in the description then it is not an approved property.

Will you work with aid organizations?

We are willing to work with aid organizations who may for instance help a tenant with their security deposit and first month of rent, etc., however, the tenant must qualify outside of the aid being received.
